The 1st quarter of 2020 continued to see the Daybreak Housing Market perform well. The median sales price in Daybreak was $373,300, an increase of 5.15%, but probably more important was that total sales increased by 18.18%.

The single-family home market jumped ahead in the quarter with a 10.05% increase in the median sales price which stood at $461,833. Total sales went up slightly with a 2.27% gain and homes sold faster with a 16.33% drop to 41 days.

Townhomes / Twin Homes
Townhome sales surged in the quarter, increasing 50% with 72 townhomes sold. Sales prices climbed slightly increasing by 5.51% to $297,445. The Twin Home market is pretty small in Daybreak, and there were just 5 sales in the quarter and sales prices were slightly down dropping 2.85%.

The Daybreak Condo Market is also pretty small and there were just 2 sales in the quarter. This makes it very difficult to see trends. Sales prices were down slightly, but on the bright side, the time taken to sell a condo improved considerably dropped 48.19% to stand at 43 days.

Summary
Overall the Daybreak Homes Market performed very well in the 1st quarter. Now obviously we had the COVID-19 outbreak which did not impact the market until March and because of this any impact on the housing market will not be seen until the 2nd quarter data is out.
