2013 was a good year for the Daybreak housing market, with the median sales price rising a respectable 7.04% over the last year. Strong home sales numbers which were up 21.28% meant that homes also sold faster, taking just a median of 37 days to go under contract. This compares to 63 days in 2012 and 80 days in 2011.

Total Sales: 359 up 21.28%
Median Days on Market: 37 down 41.27%
If we break down the sales figures by type of property then we can see that condos had the most impressive year, with sales prices increasing 18.52% on the back of sales that were up 120%.
2013 Single Family Home Sales
Median Sold Price: $302,000 up 7.93%
Total Sales: 249 up 12.67%
2013 Townhouse Sales
Median Sold Price: $217,000 up 7.46%
Total Sales: 87 up 33.85%
2013 Condo Sales
Median Sold Price: $160,000 up 18.52%
Total Sales: 22 up 120%
While the sales numbers for the year seem very impressive, we did start to see the market slowing in the 4th quarter. It will be interesting to see if this was just seasonal or if it is a more long term trend.
*Please note that this sales information was taken from the WFR Multiple Listing Service, which contains both new construction and resale listings. Not all home builders put their entire inventory on the MLS, so a large proportion of new construction sales will be missing from this data.
