I have had a number of people ask me if there are any restrictions associated with renting a home in Daybreak. Well like many other HOA’s (Home Owner Associations), there are a number of rules that must be adhered to.
Before you make any decisions associated with renting your current Daybreak property or purchasing a home for future rental purposes, I strongly suggest you contact the Daybreak Community Association on 801-254-8062 to ensure what you are intending meets their rules. Rules are subject to change at any time.
The first thing to note is that you must own and occupy the home for 12 months before you can rent it. If you do lease / rent your property after the 12-month period then the minimum rental period is for 30 consecutive days. This rule is aimed at limiting any short-term rentals, i.e. Airbnb.
Another rule says you must rent your entire property, you cannot rent a floor, room or subset of rooms. The only exception to this is the rental of an approved mother in law unit or guest house.
If you have occupied a property for the 12-month period, you may buy an additional property and rent that one without having to wait another 12 months, but you cannot rent 2 or more properties.
There are some exceptions to the rental rules, for example, for residents who are leaving the community for charity work.
